Central Parc at North Port is a redevelopment of the former Sabal Trace Golf Course in North Port, Florida. The approximately 207.5-acre property is located north of Greenwood Avenue, south of Appomattox Drive and west of Sumter Boulevard. The former golf course closed in 2015, and Central Parc is a separate development from the surrounding established Sabal Trace residential associations.

Central Parc Development Plans

According to the City of North Port, the approved master plan provides for residential phases and a mixed-use phase. The plan anticipates primarily detached single-family homes and attached villas, along with potential mixed-use areas near Greenwood Avenue. Future uses and amenities depend on subsequent approvals and construction.

Recent City Approvals

In September 2025, the City Commission approved the Phase 3 final plat for 188 residential lots on approximately 55.85 acres, comprising 96 single-family lots and 92 villa lots. On October 28, 2025, the commission adopted Ordinance 2025-28 revising the project's landscape buffer pattern plan. These approvals do not establish current home pricing or a completion date.

Central Parc HOA and CDD Fees

CDD assessments are generally collected through the annual property tax bill. Verify current HOA dues, CDD amounts, services included and any additional assessments for the specific property before purchasing.

Development and Property Information

The Central Parc Community Development District was established in 2020. The property is designated a brownfield redevelopment site, and the City reports remediation requirements prior to construction. Buyers should check the latest official development and environmental records.
